摘要: 当前我国大城市呈现高度集聚性及立体化的发展趋势,传统的TOD 理论不能完整诠释中国大城市的TOD 发展模式。在 智慧城市及城市高度集聚发展的背景下,通过研究城市立体化发展理论基础及实际项目,提出城市中心型轨道站点核心区立体 TOD(3D TOD)城市设计模式,根据站点核心区土地利用及城市功能特征,总结出“商务+商业、商业+公共枢纽、商务+ 公共枢纽、会展+商务、商业+教育、商业+历史街区”六种中心型站点立体TOD 模式的发展类型,构建站点核心区智能化 立体TOD 城市设计方法技术框架,研究城市轨道中心型站点核心区立体集聚发展的机制,优化TOD 理论,为智能化城市设计 提供参考。

Abstract: Currently, China's big cities have a high degree of concentration and three-dimensional development. Traditional TOD theories can well explain the current TOD development model of China. In the context of developing a smart city and highly concentrated cities, this paper proposes a three-dimensional TOD (3D TOD) urban design model for the core area of an urban central railway station. The paper studies the theoretical basis for three-dimensional urban development and practical projects. Based on the characteristics of land use and urban functions in the core area of railway stations, six development types of the three-dimensional TOD model are studied: "Business + Commerce, Commerce + Public Hub, Business + Public Hub, Convention & Exhibition + Business, Commerce + Education, and Commerce +Historic District." Additionally, the technical framework for the intelligent three-dimensional TOD urban design method in the urban central railway station's core area is developed. Also, the core area's three-dimensional agglomeration development mechanism of the urban central railway station is studied to optimize the TOD theory and provide a reference for intelligent urban design.KEY WORDS three-dimensional TOD model; urban design
