Research on Business Configuration Characteristics of Railway Complex under the Background of Station-city Integrated Development

Abstract: The integrated development of station-city is crucial to promoting the renewal and transformation of cities and China's urbanisation from extensive expansion to scientific and refined urbanisation. Under the background of station-city integrated development, the railway complex is the key to promoting the integration resources of railway stations and surrounding cities. The development and construction of the railway complex requires a reasonable business configuration. It is a spatial cluster created within 800m of railway stations, which fulfils the basic requirements of travel and transit of passengers in central line railways, integrates multiple urban traffic transfer services, and connects and integrates surrounding urban elements through the continuous walking network.
  In this study, four aspects of the business configuration of the railway complex were investigated from an architectural perspective, including the essential features of business matching, the spatial pattern of business distribution, the internal mechanism of business combination, and the mode path of business development.
  In terms of the basic characteristics of business matching in railway complexes, business matching determines the organisational logic between different types of functions and dominant modes. Typical types include dominant type, complementary type and balanced type.
  For the spatial pattern of business distribution in the railway complex, in the horizontal direction it creates an inner-circle traffic functional zone, an inner-circle traffic-derived functional zone and an outer-circle urban functional zone. In the vertical direction, a near-surface functional layer, an overground functional layer and an underground functional layer are created.
  As for the internal mechanism of business association in the railway complex, business association in the railway complex, is influenced by consumption demand, transportation demand and construction demand. These three aspects have an internal interaction of "element association-walking guidance-interface coordination", which creates the driving force of functional element connection, walking network guidance and station-city red line coordination.

  For the mode path of business development in the railway complex, the relationship between railway passenger terminals and the pedestrian network can be regarded as the relationship between "growth point" and "development axis". Based on the different location relationships and construction conditions of the railway complex, the mode path of railway complex business development can be summarised into three types: "point block, point axis and point network".
  Finally, adaptive business configuration strategies are provided for the development and construction of railway complexes in China, such as building the functional composite base and expanding the sphere of influence of railway stations, establishing the business configuration system to meet the integrated development of station-city, integrating the business configuration scope and combining complicated and diversified ownership of land use, prepositioning the intervention of business planning and increasing the rationality after business configuration.

摘要: 在站城融合发展背景下,站城综合体是推动铁路客站与周边城市资源整合的关键,其开发建设需要以合理的业态配置为前提。以站城综合体业态配置的“基本特征-空间格局-内在机理-发展路径”为线索,从商业、办公、居住和文体功能要素出发,首先对业态配比的基本特征进行分析,归纳出互补型、主导型和均衡型的典型配比类型;然后从水平和垂直两个方向指出其业态分布的空间格局,形成以站点为中心向外拓展的圈层化结构;进而从功能要素连接、步行网络引导、站城界面协同三个方面归纳业态复合的内在机理;最后总结出“点-块”、“点-轴”、“点-网”三种模式的业态发展路径,以期为我国站城综合体开发建设提供适应性的业态配置策略。
