Abstract: The large-scale construction of development zones leads to the transformation of rural settlements to urban communities, taking the form as the relocation and combination of rural settlements. Selecting the government and the market as leading forces which influence the relocation and combination of rural settlements in the development zone, this paper analyzes its influencing subjects. Combined with regional characteristics, several modes of relocation and combination of rural settlements are summed up based on ‘industrial neighborhood’theory. The different performances of implementation in policy, space, economy and other aspects are articulated. Finally, taking Xicheng Economic Development Zone as the example, this paper analyzes the application of ‘industrial neighborhood’ theory in the process of relocation and combination of rural settlements.

摘要： 大规模的开发区建设导致区内农村居民点向城市社区转变，迁村并点是其具体表现。本文通过分析迁村并点的作用主体，选择政府力与市场力作为影响开发区迁村并点模式的主导力量，并结合地域性，基于“工业邻里”理论，总结出几种不同的迁村并点模式，阐述在政策、空间、经济等各方面实施路径的不同表现。最后结合实践案例，分析开发区迁村并点过程中“工业邻里”规划理论的实际应用。
